There is a whole industry built around buying houses quickly, and most of it runs on urgency. Cold calls. Offers that expire. A number that moves downward once you are committed. The business model assumes that if it applies enough pressure, some percentage of people will agree to something they would not have agreed to with a week to think.
The people most exposed to that are the ones in genuinely hard circumstances — settling an estate, ending a marriage, moving a parent into care, staring at a foreclosure date. They are distracted, they are grieving, and they are the easiest to push.
So we removed the pressure
Everything here is written. You submit your property details through a form. We send back an offer and an explanation of how we got to it. You read it when you have a quiet twenty minutes, forward it to your sibling or your attorney, and decide.
We do not call. We do not follow up repeatedly. Declining ends the conversation, permanently and without friction. That is not a marketing position — it is structurally how the company operates.

St. Louis City and St. Louis County, plus St. Charles, Jefferson, and Franklin counties. If your property sits just outside that, ask anyway — we would rather look than have you assume.
